Abstract (Translated):
The urban agglomeration or metropolitan area of Seville is formed by the municipality of the same name, being the fourth most populated city in Spain; and with 45 municipalities, also forming the fourth most important economic and industrial area of the country. In recent years, due to the deep economic crisis the region has been facing, the activity has decreased considerably, which has influenced markedly on the offer price of commercial premises and warehouses. This work analyses the current supply of real estate modalities for a sample of 1916 records; and studies, using regression models, the causes that significantly influence on their assessment, proposing models of price estimation.
